And if I were going to give tips to a homeowner, three good tips for a homeowner that is trying to purchase a property in the hot market, particularly the Dallas area, I would look at number one, I would have a pre-qualification letter. Have a lender give you a good, strong letter stating that you have the ability to purchase the property. Number two I would have my contract ready and be ready to submit, even paying over asking. And number three, I would probably have a good realtor that could guide you through the emotions of how to buy and purchase in Texas. And going back to the pre-approval letter and the lender, that is your base, that is your most important feature when you are looking to buy a home. You have got to be ready because that buyer, that seller wants to know that you are a buyer that is ready and pre-qualified and even maybe past that point that you are qualified to buy that home. So if I can give any good advice, be ready, have your pre-qualification letter and have a lender that is in your corner.
